StorPlace Self Storage 2010 Self Storage Resolution

With another New Year, there is no better time than the present to take a look at your self storage facility with a critical eye. As you examine your business, think about what is working for you and what you can improve on.  After you have thoroughly analyzed your situation, make a plan to resolve any problems you may find. Remember you may not be able to correct every issue before 2011, but you will have a head start just by having a clear understanding of your facility’s strengths and weaknesses.

The best place to start is with self examination. Yes, the area that will make the largest impact on your facility starts with the manager. Listed below are some ideas that may help improve your skills as a self storage manager.

They are as follows:

1. Learn to become a pro-active problem solver.

The New Year is a great time to improve your offensive game. If you know something is likely to escalate, like a perpetually icy patch of sidewalk or a customer who is always late, look for solutions right away. Take the initiative before a problem develops.

2. Always put yourself in your customers’ shoes.

Self storage managers are constantly faced with customers who are dealing with emotionally charged, stressful situations. Try to keep this in mind and cut your customers some slack if they are a little out of sorts or even rude. We all know what it’s like to be stressed out.

3. Write down and track your professional goals.

Whether you want to increase your facility’s retail sales or improve occupancy at your site, set some specific self storage related goals.

4. Make professional contacts.

Join groups like the Chamber of Commerce and the Better Business Bureau—they can be great resources for networking. Talk to managers at competing self storage facilities, too. They may be able to send customers your way when they do not have the specific products or  storage unit sizes available to serve these clients themselves.

5. Set a specific goal for each day.

Big goals are often reached after completing a series of smaller steps. Daily goals are easy to set and are especially satisfying as you check them off at the end of the business day.

6. Strive to become a better listener.

One of the easiest steps in improving your listening skills starts by resolving to listen more than you talk. Your customers will appreciate your attentiveness and may reward your listening efforts with a referral or two. You’ll be surprised at what you can learn when you stop and listen!

7. Invest in yourself.

Do you want to move up the corporate ladder at your self storage company? Maybe you’d like to become a Certified Self Storage Manager (CSSM)? Find out what steps you need to take and make a list to follow. Then, check off your progress everyday as you move closer to meeting your goals.

8. Do something just for yourself each day.

You can’t be a great self storage manager, if you’re all business all the time.Resolve to take a little time for yourself each day. Read a book, talk with a friend, or take a moment to laugh at the end of the day—you’ll be a better self storage manager for it!

We are StorPlace Self Storage in Middle Tennessee Nashville and the surrounding areas.  Our storage facilities are by far the most renowned for protection and security.

You may find a few other places to store your belongings around town that are a bit lower priced.  Be sure to look at the recording devices at those locations.  Can you see each building?  Can you see each aisle way?  Can you see behind each building?  Can you see the ends of all of those buildings?  Is there a camera situated to view each entry way?  What about the office doors and the inner units of the temperature controlled units?  Are there sufficient lights all around the property?  We must remember that for nearly six months out of the year we have less and less day light after five o’clock.  Will you feel comfortable with the lighting provided?  Some of these questions may seem redundant; however, they will not come to mind until after the fact.  Be prepared going in.  Make sure you are asking the right questions when comparing storage facilities for your precious memoirs.

Many of us don’t have the benefit of a basement in our house.  Nor do we have an attic, per see, that can maintain or protect our precious belongings of days gone past from the weather and natures disobedient and fickle behavior.  There are so very many things that we cannot  bear  to part with, from that one hundred year old wedding gown of our Great-Grandmother’s to those recorders and kazoos from kindergarten that we want never to part with.  The shoulder pads from our son or daughters first game to the mascot or cheerleading outfit.  Lest we forget the love letters we will never let go of.  These are the items that we are going to want to be sure are very well preserved.

Haven’t we all have heard at least one time in our live?  ”We get what we pay for.”  Let’s make our parents proud, and show them that we did listen to one thing they tried to teach us in life.  Let’s make our money count!

“When The Need Arises…….Call StorPlace” We Are Always There for You

Sara Beth was 22 years old, living in sunny Southern California with her parents.  She was unhappy with her job, unhappy with her boyfriend, and dreaded the idea of returning to school at the local community college in her hometown.  She never felt like she belonged there.  She always felt out of place with her long red hair, freckles, and her rugged cowboy boots.

Sara Beth decided to take a good look at what she wanted out of life.  She thought of the things she loved and the things she dreamed of.  She realized she was too young to just settle for anything.

One thing was certain.  Sara Beth had talent.  She had been singing since the age of six, she learned to play the piano at the age of eight, and was learning the guitar by the time she was 10.  She especially loved gospel and country music.  Sara Beth had been singing at her church every Sunday since she was 12, and has performed at all of the county fairs in Southern California.

After contemplating returning to college, she looked into colleges where she could pursue her love of country music Nashville, she wanted to be as close as she could to  Music City USA, Nashville, TN.

Sara Beth applied to Belmont University and to MTSU’s School of Music.  She was accepted at both, but MTSU’s School of Music was more affordable.   MTSU is located in Murfreesboro Nashville. After she received her letter of acceptance, there was only one thing left to do, pack up everything she owned and hit the road.  She gathered up every instrument she owned and every ounce of courage she had in her, and headed across the country to Murfreesboro, TN.

It was over a twenty-hour drive with all the stops and breaks she took.  She made the drive completely on her own, with Reba singing loudly through the U-Haul and plenty of caffeine in her Starbuck’s latte.  She hit the interstate vigorously and vowed never to return to Southern California.

Somewhere along the way, Sara Beth realized that the contents of her U-Haul would never fit into her dorm room at MTSU.  Therefore, before she could unload and fix up her room in the School of Music’s Poland Hall, she was going to have to decide on getting a storage unit to put most of her instruments and many of her boxes in.

After deciding it was to unsafe to research this idea while driving, she decided to wait until she reached Murfreesboro, TN to research the idea a little further and pick out  a storage unit.  She knew there had to be plenty in the area.

She arrived in Murfreesboro, TN at 9pm on a Sunday night.  Exhaustion had set in; hunger was approaching, and she hoped she had not made a big mistake.  She pulled into a Waffle House, with her laptop and her cell phone, and decided to eat a hot meal and find a storage unit so she could unload some of the stuff in this 27ft. truck.

Sara Beth searched for storage units in Murfreesboro, TN within a close distance to MTSU.  She found eight of them.  She was going to do a little price comparison but to her surprise, the first four facilities she called were closed and all she got was an answering machine.  Those were the ones closest to MTSU and it looks like they were crossed off the list.

Sara Beth finally got a hold of a real person who could help her.  The storage facility was fairly close to MTSU, and it was right next to Wal-Mart.

The storage consultant moved her right in over the phone, gave her the personal access code to get into the gate, and charged her for the month’s rent.  It all took less than 10 minutes.

StorPlace Self Storage Explains Why a Helping Hand is Important

Being in the self storage industry, most of our clients come to us because of some type of drama.  Whether the drama is marriage, divorce, eviction, death, fire, or our most common drama, moving, people flock to self storage facilities when something important happens in their lives.  Sometimes this is a good thing that happens, like a new home, or a marriage combining households. Sometimes the situation is not so good,  and moving  to Nashville and storing belongings can be very stressful.  Whatever the reason or circumstance that someone comes into my office, I am always ready to help.  One would be surprised how often people come in to our facilities and just want to be listened to.  Everyone’s situation is different, and regardless of where our customers come from, we can relate to what they are going through.

Customer service is one of the favorite parts of my job, and I feel very fortunate to come in contact with all of our tenants. Each customer that comes in gets greeted with a smile, which is a very important step in a first impression.  Nobody wants to come in after having a bad day, and talk to someone who could care less about them or their situation.  This is what makes the managers at StorPlace Self Storage so different.  I can honestly say that each and every one of my coworkers are just as friendly as myself, they always have their ears open so they can listen to each tenant’s unique situation.

Recently, there was a fire at one of the apartment complexes across the street from our facility.  We called them once we heard the news and asked if we could help. As it turns out we could,  so we got them set up for a 10’x15’ storage unit that same day, free of charge.  We also donated 3 small and 3 medium boxes to each victim of the fire that stopped by our office,  so that way they could try and salvage what was left of their stuff.  News of our donation unit was shown on the major networks in Nashville, and we had donations coming in from all over.  The unit filled quickly with all kinds of items, including: toys, clothes, kitchen appliances and utensils, a TV and DVD player, and even a kitchen table.  The fact that these people who lost everything could just come right across the street to our facility and begin piecing their lives back together was a start in the right direction.

It doesn’t matter what the occasion, the golden rule is, “treat people the way you would want to be treated,” and in our field StorPlace is definitely taking that rule to heart.  We try our hardest to keep our units and our property clean, well lit, and safe. We also take pride in our excellent customer service. StorPlace Self Storage: Sound Management Practices

Well here we are again. Another year has come and gone. As I look back on the past year, I have to stop and take a minute to reminisce. I sit here wondering where the year went and how and the heck it went by so fast. A lot of good things have happened for me this past year, the most important thing being a very well deserved promotion. I have finally been given the opportunity to show my fellow co workers what I can do as a property manager. I don’t want to sound conceited, but I do always work hard and try to give 110% to everything that I do. I think this can be said about each and every StorPlace Self Storage manager.

We all take great pride in what we do and how our properties look. I think I can speak for everyone when I say we hope that pride can be seen by our current and future tenants alike. And I can’t forget to mention all the pedestrians when they drive by or come onto the self storage facilities each one of us manages that they comment on how manicured and well kept and secure the property looks. We all like to operate a well maintained and clean facility. We like to keep all the light bulbs changed and lit and want to make sure the hallways are always kept up by keeping them swept and litter free. I just recently brought my leaf blower from home and blew off the property one pile of leaves at a time. I know it sounds like a big job, but the payoff was well worth it. The property looks great.

We always keep the bathrooms nice and clean as well as our offices. I personally will pick up trash as I do the lock check by stuffing it into my pockets. That’s one reason I wear cargo pants all the time, in case anyone was wondering.  Sometimes when I get back to the office my pockets are bulging out from the trash I’ve collected, although that’s a very rare occasion. All of our tenants are very tidy for the most part and also do their share to keep the property clean by disposing of their trash properly. I guess you can say they too take pride in the property where they rent.

Another great thing we all like to do is keep our merchandise well stocked. You are always going to find just about any moving or packing supplies you may need at any StorPlace Self Storage facility. You will always find plenty of moving boxes in a nice variety of sizes too.

So, I guess in a nutshell what I’ve been trying to say is, if you want find a well lit, clean, and well organized, and stocked with all the moving boxes and packing supplies you could need storage facility,

A Company with a Heart: StorPlace Self Storage Part 2

The next paragraph is what happened at 6pm that night.  That customer and her family remained in all of our thoughts the rest of the day.  How lucky most of us are to just have roofs over our head and a place to call home.  One of the many things we seem to take for granted in the hustle and bustle of out daily lives.  Needless to say, when the customer that was in the office earlier that day was on News Channel 5 that evening, telling her entire story, it seems if you follow your instincts and offer help to someone who is in need, you get rewarded back in ways you never expected.

This is the story on the news that night:

Marsha Swopes survived Hurricane Katrina and came to live in a free house from Fanny Mae. For two years she’s called Antioch home, until Sheriff’s Deputies showed up to evict her.

Tuesday was moving day for Swopes, her two daughters and two grandchildren, but they had nowhere to go.

“I’m just tired of moving. I want a place of my own that I can afford. I don’t want to move anymore,” said Swopes.

For the last two years Swopes has lived in a home on Fanny Mae’s dime. The company launched a relief program to help evacuees get back on their feet.

The economy has made it hard for Swopes to get ahead. She said jobs are hard to come by and tough to hold onto.

Her church helped her move her belongings into a free storage unit Tuesday morning.

“Lost, being homeless always trying to find where I’m supposed to be, where I’m supposed to live,” said Swopes.

She admitted there was no one to blame but herself, and perhaps the eviction will give way to a better life.

“It’s the end of something and now the beginning of something else hopefully good,” said Swopes.

Swopes lost her job in June and she knew the eviction was coming. She’s been trying to get approved for Section eight housing ever since. Unfortunately, the process did not happen quick enough.

The following facts are from National Geographic magazine pertaining to Hurricane Katrina.  Even though, most of us in Nashville, TN were not involved in this tragedy, our Operations Manager is from New Orleans and her mother’s home was destroyed in Hurricane Katrina.  Therefore, whether you feel empathy or sympathy for others doesn’t really matter, as long as you feel something and as long as you help the next person.  You never know when it may be you or your family.

Hurricane Katrina was the sixth strongest hurricane ever recorded and the third strongest hurricane ever recorded to make landfall in the U.S.

In New Orleans, the evacuation plan was particularly crucial because it is in the Storm Surge Zone, below sea level (up to six feet in some places). Its levies were only designed for a Category 3 and Katrina was forecast as a Category 4 featuring gusts topping 140 miles an hour (225 kilometers an hour).

The storm surge from Katrina was 20-feet (six meters) high.

The failure of the levees was due to system design flaws for the most part, combined with the lack of adequate maintenance. Apparently, the designers, builders and maintenance people did not devote enough time or attention to the levees in the region.

More than one million Gulf Coast residents have been displaced and many of the refugees were living below the poverty line before the storm struck.

The final death toll was at 1,836, primarily from Louisiana (1,577) and Mississippi (238). It’s very difficult to determine the exact cause of the deaths but they were all caused either directly or indirectly by the Hurricane.

An estimated 80% of New Orleans was under water, up to 20 feet deep in places.

Hurricane Katrina caused $75 billion in estimated physical damages, the most costly hurricane in history, but it is estimated that the total economic impact in Louisiana and Mississippi may exceed $150 billion.

About 90,000 square miles were affected by Katrina.

Before the hurricane, the region supported approximately one million non-farm jobs, with 600,000 of them in New Orleans, but hundreds of thousands of local residents were left unemployed by the hurricane.

More than 70 countries pledged monetary donations or other assistance. Kuwait made the largest single pledge of $500 million, but Qatar, India, China, Pakistan and Bangladesh made very large donations

A Company with a Heart: StorPlace Self Storage Part 1

Sympathy essentially implies a feeling of recognition of anothers suffering while empathy is actually sharing another’s suffering, if only briefly. Empathy is often characterized as the ability to “put oneself into another’s shoes”.

Empathy develops into an unspoken understanding and mutual decision making that is unquestioned, and forms the basis of community. Sympathy may be positive or negative, in the sense that it attracts a perceived quality to a perceived self identity, or it gives love and assistance to the unfortunate and needy.

One feels empathy when one has “been there” and sympathy when one hasn’t.

It was a Monday that was like most others, lots of paperwork, phone calls to return, trash to pick up and halls to sweep.  In between these daily chores, a customer walks into the office at StorPlace of Hickory Hollow to inquire about a storage unit.  She starts out by asking the routine questions about price, location, and type of lock to use and then in mid-sentence, breaks down crying at the front desk.

When most people come looking for a self storage unit, it is usually because of some sort of life-change.  Some are positive changes, like new homes, new marriages, new jobs, and new babies.  Some are not so positive and most people in the self-storage business have dealt with the tragic life changes as well, loss of a loved one, divorce, loss of home/job and even tornado victims.

However, on this day, it seemed different.  The customer was sobbing and seemed so heartbroken.  Her tears were genuine, her face was distraught, and she kept apologizing for the tears and the inability to talk.  Just like a mother’s instinct is to hug her children and tell them everything will be OK whenever they are hurt, most people feel that same way when someone is that upset, you feel that same instinct.  Instead of hugging, just a simple acknowledgement of her pain and an offer of a Kleenex seemed to help this customer.

Too sum everything up; the customer was being evicted from her home at that moment.  The sheriff deputies were in the process of putting all of her belongings in her yard.  She needed a storage unit, but had no money.  She had two daughters and 2 grandchildren, ages 5 months and one year,  whom  she was caring for and they no longer had a home.  The manager was torn  between  what would be the best thing to do for the company and   w hat would be the best thing to do for this customer.  What is the gut instinct telling you to do?  Turn the customer away, afraid of the inability of her to pay  for her  mini storage rent? StorPlace Self Storage Celebrates Customer Appreciation

               Nowadays, it is hard to go anywhere without hearing about the economy and the negative impact it is having on many good people here in the United States. Businesses are struggling, more and more people are applying for jobs. People that graduated from college are applying for jobs way below their qualification level, the job market is like a lion’s den.  One positive thing that has surfaced since this recession is the surge in excellent customer service.  Businesses don’t want to lose their current customer’s, so they are spending more time training their employees about the importance of customer service.  Even before the recession hit , StorPlace Self Storage was concentrating on what they  would do to better serve their customers.  This is where the customer appreciation promotion came into play.

                Two years ago, StorPlace launched their now extremely popular customer appreciation promotion.  For all their current tenants in Middle Tennessee Nashville, his promotion is to thank our current tenants for their business, and to offer them a very special rate on an additional unit. This special allows all current tenants to rent and additional unit for only half the price! Yes, that’s right, only half price. This promotion lasts from September 1st, until the last day in February.  This rate lasts for a total of 6 months (if you rent in September). If you are interested, you should act now because starting March 1st, the rental rate goes back to normal!

                While this special is only for our current tenants, new tenants can take advantage of this special as well.
