Reasons for Needing Storage and What Kind of Unit You Need

What Does ‘Self Storage’ Really Mean?

Most people that walk through the doors at a self storage facility have never used self storage before and most situations requiring storage are stressful.  From boat storage and RV storage/car storage to heated and cooled storage units and packing supplies, self storage has it all and can alleviate your worries and concerns during the transitional period.

To take a little of the guess work out of leasing a space, everyone thinking of using self storage should be familiar with the process and responsibilities of the tenants.  It is ‘self storage’ but what does that mean to you, our future tenant.

Well, it breaks down much like renting an apartment, only it’s an apartment for your belongings. Of course, you aren’t allowed to reside in the space or perform work in the space, but it is a legally binding contract and there are policies, laws, and procedures to which you must adhere.  These rules are put in place for everyone’s protection and convenience.

To be more specific, self storage means you are leasing a space which you take possession of upon signing the lease agreement. Most storage companies use a month to month lease so that tenants are not locked into anything time binding. This contract means that either the tenant or the company can cancel a lease at the end of the month, for any reason. This means the tenant does not have to pay for time they do not need or use the space once they have cleared out the space and removed their lock.

Another aspect that prospective tenants need to be aware of is that all tenants store at their sole risk. Sounds a little scary, huh? What that means is that the company does not take possession of your property. They do not have access to your space, as you receive a new lock and all the keys to said lock at your lease signing, so that means they cannot enter your leased space to check on your property. You, as the tenant and lease holder of the space, need to come periodically to check on the status of your property and account.

Because tenants are storing at their ‘sole risk’ it is recommended that all tenants carry insurance on their property while stored. Just like an apartment complex, if the facility is struck by lightning and burns or is wiped out by a tornado, business insurance does not cover your property and will not cover your losses. If your new neighbor at an apartment complex turns out to be a little less than tidy and creates a rodent problem in the building, the apartment complex will address the issue but does not buy you a new couch or pay for your dry cleaning and the same liabilities extend to self storage. So please, keep in mind that if it’s worth storing and keeping, then it’s worth insuring.
